BRIDGING FINANCE SOLUTIONS

We work with investors, brokers, property developers and business owners to provide bridging finance facilities ranging from £1 Million to £50 Million, for up to 24 months.​

Bridging loans are fast, flexible and a great solution when you need to move quickly in order to capitalise on an opportunity in an ever-changing market.

Our Bridging Finance facilities can be used to facilitate a range of scenarios, namely:
 

  • Acquisitions – New property, such as residential BTL and commercial property investments

  • Refurbishments – Undertake the refurbishment of an existing residential or commercial property portfolio (including planning for change of use from commercial to residential)​

  • Refinance – Refinance or restructure existing loans onto new terms​

  • Capital Raise – Raise funds by way of an equity release against unencumbered properties to assist with working capital, business acquisition or MBO​

  • Development Exits – For house builders and property developers nearing the end of their current facility, but who require some additional time to sell, to ensure maximum profitability

We provide unregulated Bridging Finance facilities with the following criteria:
 

  • Loan Size: £1 Million to £50 Million

  • Term: Up to 24 Months

  • Location: Properties located in the UK

  • Property Types: Residential, Commercial & Semi Commercial (AKA Mixed Use)

  • Loan-to-value (LTV): Up to 75% of the 180-day vacant possession value

  • Interest Options: Serviced or Retained

  • Rates: 0.95% - 1.2% per calendar month (LTV and security dependent)

  • Security: Property Charge, Debenture or Floating Charge, Personal Guarantee

An experienced commercial finance professional, Euan has worked on structuring multi-million pound transactions over the course of his career in banking and finance. With an entrepreneurial, forward thinking mindset and extensive relationships across the property lending marketplace, Euan is a well-respected and trusted bridging lender who is also a member of the Chartered Institute of Management Accountants.

Phil McGinlay

With an in-depth market knowledge, Phil has over 25 years’ experience in land and property development across the UK. Specialising in property acquisition and investment, Phil has a vast knowledge of transactional finance, as well as a keen interest and understanding around social and affordable housing, which has seen him work in conjunction with multiple government backed authorities and associations.

Richard Waldman

Having worked in commercial finance for over 30 years, Richard has an enviable breadth and depth of experience which has seen him hold several senior client and risk management roles as well as Board positions in the UK and abroad. While his role predominantly sees Richard working ‘behind the scenes’, he also enjoys working with brokers and clients to help structure tailored bridging lending solutions.

James Weal

Based in the London Office, James has a background in Land and Development and has worked on and aided in the planning and development of over 3,000 new homes. Throughout this time James has also gained an extensive knowledge in the financial and lending markets that run alongside this, making him a key asset to the business development team.

Oliver Weal

Also based in the London Office, Oliver started his professional career as an analyst, before moving into real estate where he continued to expand his knowledge of the financial markets. These experiences, as well as a keen eye for detail, make Oliver a strong business development professional.
